With Good Friday falling on April 18 and ANZAC Day on April 25, the extended holiday period is expected to benefit sellers despite traditional assumptions that holiday periods slow market activity.
Raine & Horne Executive Chairman, Angus Raine, said the market will remain strong throughout this period, driven by buyer urgency and improved conditions.
“Easter can be a quieter period on the property calendar but this year we have experienced a very busy March, and we expect the market to keep powering through autumn, with buyer demand buoyed by lower interest rates,” Mr Raine said.
This calendar event is relatively uncommon, occurring only 17 times in the last century and just five times since 2000.
The current market conditions show tightening supply, with CoreLogic data revealing new listings across Australia’s combined capitals tracking 4.7 per cent lower than the previous year, while total advertised stock sits 7.9 per cent below the five-year average.
This supply constraint coincides with surging buyer interest, particularly following the Reserve Bank’s February rate cut.
Raine & Horne report significant increases in open-for-inspection attendances across all states, with Victoria leading at 41 per cent, followed by NSW at 31 per cent.
The effectiveness of selling during holiday periods was recently demonstrated in Adelaide, where Raine & Horne Unley listed a property just before the Adelaide Cup long weekend and achieved remarkable results.
Serious buyers remain engaged regardless of holiday periods, with some Raine & Horne agents even reporting successful sales on Christmas Day in recent years, highlighting that committed purchasers will prioritise property hunting over vacations.
Mr Trimble said that the current lack of stock in some markets creates favourable conditions for vendors considering open inspections during the upcoming holiday period.
“Committed buyers either won’t take holidays when searching for a property or simply aren’t taking breaks due to cost of living pressures,” he said.
โThey are therefore actively looking and will enjoy a break once they secure the right property.
“The result over the Adelaide Cup long weekend period demonstrates that selling during a holiday works, provided you have a strong, targeted marketing campaign.”
