Gold Coast trophy home back on the market

One of the Gold Coast’s most stunning main river estates, with skyline views spanning Main Beach to Broadbeach, has returned to the market.

The estate, named Alston, was last sold in 2021 for a record-breaking $23.75 million, making it one of the finest homes in southeast Queensland.

The property, at 5 McMillan Court, Southport, is a rare 3442sq m waterfront allotment, complete with steps down to a sandy beach on the banks of the Nerang River.

The stunning three-level home is listed via an expressions of interest campaign with Kollosche Principal, Michael Kollosche, and Rebecca Moffrey of Ray White Burleigh Group.

Mr Kollosche said Alston was being marketed in a far-reaching national campaign to find the right buyer for the opulent property.

“Alston is quite a unique property, we don’t see a lot like this come to market on the Gold Coast,” he said.

“It’s got spectacular skyline views from Broadbeach through to Main Beach, and it sits on quite a large land holding, which has about 2800sq m of useable land and about 2400sq m of home.”

Designed by architect Michael Witty, Alston is a French-inspired manor set amongst lush, landscaped gardens.

A grand porte-cochere welcomes you into the home, where a soaring 7.8m high foyer, with a stunning double staircase and chandelier, sets the tone for the property.

Mr Kollosche said the owners had decided to sell as they wanted a change of location to the beach and their children had finished school.

He said interest in the property had been solid.

“We’ve only been live since last Friday but off the back of that we have had some strong interest,” Mr Kollosche said.

“And I expect that now it’s going through the national publications as well that will only increase.

“We are seeing really, really strong interest across all of the higher end assets that we’re bringing to market at the moment from interstate buyers.

“Some are looking at relocating, but a lot of them are just looking for a second home.”

Mr Kollosche said with any high-calibre home it was important to prepare a meticulous sales and marketing campaign.

“I think the important part with any prestige home is that you prepare for success and you make it as easy as possible for people to say, ‘Yes’,” he said.

“So a large portion of what we do is preparing all of the due diligence material up front, that the most diligent buyer would require when making a decision.

“We put all of that together and when we come across the right buyer, with the desire and the capacity, it allows us to help them work through to an educated decision relatively quickly.”

Mr Kollosche said a VIP open home would be held for select buyers at the property next week.

“It’s invite only, for qualified buyers that we have within our network that we know are looking in this price range,” he said.

“We also go back through all our enquiries on other properties of this calibre that we’ve run campaigns on over the course of the past 12 to 18 months.

“We look at who has inquired (on those) and then build a campaign specifically around those buyers or buyers with similar characteristics to them.”

The EOI campaign on Alston closes on June 14.
