James Leslie: Calling for more education

As part of our July Issue #WeAreRealEstate special, James Leslie from Hudson 365 in Tasmania discusses the need for greater education, the best advice he's received and the most memorable moment in his career.

On getting into real estate
After experience in retail, I was convinced by my best friend to join him in real estate. I loved the thrill of the chase, the ability to improvise and think outside the box. For some reason, it just works.

The happiest moment in my career
Starting my own Agency at the start of 2019 after owning a franchise office for three years. It was a bold step to imagine, design and create a vision. To be different, to be unique and, most of all, to really enjoy the process.

The most memorable moment
247 Tugrah Road, Tugrah. Not because of the property itself, but the relationship built with the vendors, who not only turned into my top referrers but also my close friends. It’s those types of deals that make the industry so cool.

Best advice he’s received
“Run fast and break things.” This came from my mentor and friend Richie Carter (Carter Partners in SA). I had always second-guessed my abilities because I have a need for everything to be perfect. This piece of advice started my journey as an agency owner and was the only reason I took the leap to create a new brand from scratch in 2019. The meaning behind it is to just take the leap and accept that we will make mistakes in the process. The mistakes are sometimes the best thing to help a business grow and evolve. Wise words.

Biggest challenge
Agents proving their value. We all need to continue to be educated on our markets and understand what our clients truly need. Technology has created the ability to take shortcuts and we, as professionals, need to ensure that the standards remain high and we add value to each transaction we get involved in.

Change for good?
A change in the process of licensing/qualification. Personally, I’d love to see more hoops for agents to jump through from a training and education standpoint. It’s too simple to become a “qualified consultant” without the experience, knowledge or assistance from the industry body. We get paid really well in this game so I think we should have to be qualified accordingly through more stringent testing and better long-term training options.

‘Elite’ agent means
Elite means something different to me. I like to think we can all be elite based on our individual approaches and the way we can shape our market with our differences. For me, I love to watch the trailblazers. Those who dare to be different and embrace the scrutiny along the way. There are people in this industry who produce amazing sales numbers and “transact” really well without being unique, and there’s certainly a place for that. It’s the innovators who seem to find happiness in the process and it’s those people who become market leaders organically. Elite agents are leaders.
