With property prices continuing to rise despite high interest rates, the real estate giant has outlined five key priorities ahead of next weekโs Federal Budget.
LJ Hooker Head of Research, Mathew Tiller, emphasised the need for innovative housing models like Defence Housing Australia schemes to provide long-term rental stability.
โWe have seen affordable housing starting to come in, but it is not on a massive scale, particularly in regional areas,โ Mr Tiller said.
He also highlighted the growing demand for medium-density housing that caters to downsizers.
โThat isnโt studios or one-bedroom apartments; it is townhouses and larger three-bedroom apartments where the grandkids can stay over and in suburbs where older people want to live.โ
Sustainable housing also remains a key priority. An LJ Hooker survey found that nearly three-quarters of buyers prioritise homes with proper insulation and solar panels, while 60% value features like double-glazed windows and water-saving systems.
โRising energy costs are shifting homebuyersโ priorities,โ Mr Tiller said. โSustainable features arenโt just a trend, they are becoming a must-have.โ
LJ Hookerโs wish list includes: support for builders struggling with high construction costs, affordable housing initiatives for essential workers, incentives to encourage downsizing, streamlined planning approvals, and policies to promote sustainable housing.
The real estate group is calling for targeted government action to address housing supply, affordability, and efficiency before the crisis worsens.
