New platform aims to shake up commercial rental industry

uTenant is an online platform which offers a cost-effective alternative for industrial commercial tenants and landlords.

“uTenant is intended to disrupt the commercial leasing industry like Uber has for taxis and Airbnb has for holiday accommodation,” said uTenant founder and director Matt Sampson.

The platform will curate a list of properties based on size, location and term of lease for tenants, before connecting them with landlords to arrange inspections, negotiate terms and sign a lease.

A former commercial leasing agent and entrepreneur, Mr Sampson is hoping the platform will reduce costs for all parties and also streamline the process for tenants and improve visibility for landlords.

“With uTenant, we have reimagined how industrial warehouse space is leased, providing significant advantages and savings for the two most important parties to the transaction – the tenant and the landlord,” said Mr Sampson.

One interesting feature of the platform is that while it is free for landlords to list, on conclusion of a lease they pay a standard fee to uTenant, a portion of which is shared with the tenant (n/a in NSW).

If tenants are unable to find a suitable property on their first hunt, uTenant will continue searching on their behalf. They also provide the tenant with the means to list any short-term surplus space.

Landlords and developers can list current vacancies, upcoming vacancies, and pre-lease opportunities. Since all listings are hidden in a private database, there is also the possibility to list possible vacancies if a tenant is eager to move out early but doesn’t want the world to know. The uTenant platform is totally confidential for both landlords and tenants until a match is made and both parties are notified.
