The Victorian suburbs of Berwick and Melbourne are the two most in-demand suburbs in the nation, according to new PropTrack data.
The most in demand suburbs this winter is based on the most highly engaged buyers on realestate.com.au over the past year.
Berwick, a Melbourne-based suburb about 40km south-east of the CBD, had the highest number of engaged buyers at 41,860 for houses.
This was followed by Buderim, on the Sunshine Coast, with 38,452 highly engaged buyers for houses and Kew, with 33.229 highly engaged buyers.
“Victoria is seeing the highest level of engagement of any state, particularly among those looking to purchase a house,” PropTrack Economist Anne Flaherty said.
“Victoria accounted for nine of the top 10 most highly engaged suburbs for houses and six of the top 10 for units.
“Suburbs seeing the most engagement among those looking to buy a house are typically located in middle and outer metropolitan areas of capital cities.”
The analysis also discovered Victoria dominated the list of highest buyer engagement for units.
The Melbourne CBD market topped the list for units with 74,890 highly engaged buyers for the 12 months to the end of May.
Surfers Paradise, on Queensland’s Gold Coast, came in second, with 51,659 highly engaged buyers, while another Victorian suburb, St Kilda, came in third with 44,863 highly engaged buyers.
“When it comes to the suburbs seeing the highest level of engagement for units, inner city areas dominate, with the Melbourne, Brisbane, and Adelaide central business districts all making the national top 10,” Ms Flaherty said.
“Across all states, the suburbs seeing the most engagement from buyers are typically located in scenic areas that combine high levels of liveability with excellent amenity.
“Standout regions include Sydney’s scenic Northwest, Melbourne’s Outer East and Mornington Peninsula, and Queensland’s Gold Coast.”
