Drop the suitcases, wash away the cares of the world, sink into relaxation and become immersed in a tropical paradise … there’s absolutely nothing more to be done.
That’s the message from the owner of Victor Island, in the blissful Whitsundays, who has placed the cherished property on the market for $3.5 million.
Paul Sullivan and wife Megan bought the island two years ago and went on to spend hundreds of thousands of dollars in “a labour of love” to completely renovate and modernise the island.
“When we bought it, it looked like it was stuck in the ‘80s even though it was built in 1996,” Mr Sulllivan said.
“It was so dated. We completely renovated the whole island and had a fantastic cremation of the old furniture.
“We gutted the place inside and out – adding a new kitchen, new flooring, repainted, new furniture and we also replaced the deck.
“Everything had to be shipped over by barge.”
But the result made it all worthwhile with a magnificent four-bedroom beach cottage set on three hectares of private solitude in the Coral Sea, yet only a 20-minute boat trip or 10-minute helicopter flight to the mainland.
And all the new owners have to do is step off the island and enjoy the lifestyle as everything has already been painstakingly finished by the Sullivans.
“There are many beautiful islands in the Whitsunday and Coral Coast areas of Queensland but what sets Victor Island apart is that you can come ashore and literally drop your bags and start enjoying the lifestyle from that moment onwards,” Mr Sullivan said.
“There are no renovations or repairs to be done. There is no infrastructure to create and there is no equipment or furnishings to buy. All that work has been done and virtually all of the equipment on the island is still under warranty.”
The high-end renovation included that of the four-bedroom, two-bathroom home with king and queen ensembles, with unique retractable blade ceiling fans in the bedrooms and airconditioning to the master.
The 75-inch Smart TV is connected to the NBN network giving access to Foxtel and Netflix, and there is 4G and WiFi available.
A massive Haiku ceiling fan made from aircraft grade aluminum cools the living area and the impressive kitchen comprises stone benchtops and stainless-steel appliances.
The fully self-contained and completely renovated caretaker’s cottage, which includes a new kitchen and bathroom, makes the ideal base from which to operate the licenced Bed & Breakfast from the main house, if desired.
Victor Island generates its own power via a comprehensive new solar electricity system that has a back-up generator.
Ten rainwater tanks service the property and there is a 100sqm freshwater dam, ideal for swimming.
A John Deere 4WD tractor with bucket and a zero-turn lawn mower, both less than 12 months old, make light of yardwork and the island is also being sold with a new Quintrex 610 hardtop Trident boat with a 150hp Mercury outboard, plus alloy trailer, along with a variety of tools and equipment.
“One of the key features that sets our island apart from others in the area is that it is all ours … we don’t share it with anybody,” Mr Sullivan said.
“Another is its location. It’s not in the middle of nowhere. A lot of others in the Whitsundays are isolated and you can only get there by a very long boat trip or flights. But Victor Island is less than two kilometres from the mainland and you can get there from a number of boat ramps including Grasstree Beach, Campwin Beach and Hay Point.
“It’s so peaceful here. If you’ve had one of those months, or years even, you can come here and it just melts away. And yet you still have all the comforts of home – you won’t miss the next episode of Game of Thrones.”
He said there were a number of walking trails wending their way throughout the island and plenty of birdlife to enjoy.
“Sitting on the private white sandy beach you can see whales and dolphins and turtles, which sometimes nest on the beach. And I actually saw a seal once.
“Some of the best fishing in Queensland can be had here including red emperor and barramundi, and oysters grow wild on the rocks so you can go down there and chisel them off and throw them on the camp fire for dinner.”
He said the couple were attracted to the island for the privacy and solitude it offered.
“Every day is like a holiday on Victor Island. It’s a great place to chill out if you have a very hectic life. I think its value is in its exclusivity,” he said.
“People in Sydney and Melbourne are selling their houses for extraordinary prices and since they are getting these abnormal prices for their homes they are looking for something that can provide lifestyle, or lifestyle with an income which is possible since it is licenced for a B&B.”
Savills Residential lead agent Wayne Holmes said the island, situated about 50km south of Hamilton Island, was on the market for $3.5 million including all furniture, equipment, the boat, tractor and more.
He said the island would appeal to a wide range of discerning buyers.
“I would encourage all comparisons,” Mr Holmes said.
“Ask yourself what $3.5 million buys you in your current marketplace and then know that it can also buy you a fully furnished four-bedroom home and your very own island in the Whitsundays … where would you rather be?
“And the new owners could easily get DA approval for another house on the island, which would be ideal for family and friends, or to rent out as a holiday home, meaning it could also generate more income alongside the B&B.”
