Kanye West’s former Malibu mansion listed for US$39 million

A beachfront Malibu property once gutted by rapper Kanye West has returned to the market with a US$39 million price tag while still undergoing extensive renovations.ย 

The Tadao Ando-designed home is being offered for sale before the completion of construction work, with the project expected to be finished in early 2026 according to the WSJ.

The 4,000-square-foot architectural masterpiece stands as one of the few private residences in the United States designed by the renowned Pritzker Prize-winning Japanese architect. 

When it came on the market, the property was in dire condition after West had completely gutted it with plans to transform it into a beachfront bunker, leaving no windows, bathrooms, or electricity.

The four-bedroom home was originally designed more than a decade ago by Ando for financier Richard Sachs. 

West purchased it for US$57.3 million in 2021 before gutting it completely, exposing it fully to the elements including wind and sea spray from the Pacific Ocean.

Constructed of approximately 1,200 tons of concrete, 200 tons of steel reinforcement, and 12 massive pylons driven more than 60 feet into the sand, the structure stands as “an everlasting beacon of permanence on California’s coastline,โ€ according to the listing.

AD100 architecture firm Marmol Radziner, the executive architect and general contractor on the original build, has been commissioned to restore the architectural specifications with modern mechanical and technological upgrades.

The property features approximately 1,500 square feet of outdoor decks with ocean views from every room. 

Natural light is used creatively throughout the space, another signature of Ando’s work, to create a warm feeling and harmonise with the natural surroundings.

The concrete structure is located on Malibu Road, which was spared from the recent Los Angeles wildfires. 

The property’s construction makes it virtually fireproof, providing additional security for potential buyers.

Ando has designed only a few residences for select clients, making this property particularly valuable in architectural circles. 

It’s known as the “Little Ando” in comparison to the “Big Ando,” a Malibu mansion designed by the same architect that Beyoncรฉ and Jay-Z purchased for US$190 million in 2023.

If the current asking price doesn’t attract suitable offers, plans are in place to list the property for between US$55 million and US$65 million closer to completion. 

Several unsolicited offers have already been received, including a US$30 million proposal from a Montana developer.
