The office recorded seven sales in its first week with each transaction ranging between $3.85 million and $3.9 million.

It has been a stellar start for LJ Hooker Box Hill – one of the real estate network’s newest offices – with a staggering $51 million worth of property sales and exchanges recorded in its first month of operation.
Principal Ankush Kohal put their phenomenal success down to a ‘tried and true’ real estate sales strategy – doorknocking and determination. The former hospitality worker, who started in property just four years ago, recently left Ray White Kellyville Ridge to start his own agency with LJ Hooker in Box Hill.
The new office opened for business on April 1, with seven sales recorded just a week later, each fetching between $3.85m to $3.9m. The homes are in the sought-after suburb of Castle Hill, within walking distance of the Sydney Metro Northwest and suitable for redevelopment, STCA.
“It is very specific door-knocking because the properties are located in an area where people are keen to sell, so I approached them and then contacted a developer,” Mr Kohal said.
“The deal was done very quickly with four selling on one day and the other three the following day.”
In addition, Mr Kohal has also negotiated a multi-million-dollar sale of a major parcel of land in Box Hill and listed several residential properties with one already selling. In total, the new office has achieved approximately $30m of unconditional sales and around $21 million of conditional sales, which Mr Kohal believes is just the beginning.
He is confident they will be able to improve their sales turn-over each month. His wife Saruchi Sharma is a partner in the business. They are joined Neeraj Mehta and Gavey Singh with Mr Kohal describing his team as ‘hard workers’.
