Luxe off-the-plan sales in hot demand in Eastern Suburbs

At a time when some off-the-plan projects are doing it tough in Sydney, Ray White Double Bay agent Daniel Ungar has sold four luxury apartments worth more than $13 million in Rose Bay.

With more than 16 years sales experience, Mr Ungar is a Ray White elite performer who was born and raised in Vaucluse. 

He knows Sydney’s Eastern Suburbs like the back of his hand and said well-designed luxury projects will always be in demand. 

“High-end buyers are still moving forward with off-the-plan sales and especially in developments that are recognised by design awards,” Mr Ungar said. “It shows the quality that is being built locally and the confidence is definitely back with developers with a track record.”

The Belgravia project at 49 Spencer Street, Rose Bay, just won the Woollahra Municipal Council’s design excellence award, and is now 100 per cent sold. 

The developer, Charas Constructions, who employed the services of award-winning architects MHN Design Union has another luxury project coming up in Rose Bay that Mr Ungar will be marketing soon.

Last week, Mr Ungar sold three three-bedroom apartments and one one-bedroom apartment in The Carlisle Rose Bay, located at 33 Carlisle Street. The $45 million project, also by Charas Constructions, is attracting strong enquiry.

He also has other apartments pending exchange of contracts in this development worth $7 million in sales.

The buyers are mainly locals downsizing but not willing to compromise when looking for a luxury low-maintenance home in a quiet location with close walking proximity to Rose Bay shops and the beaches.

Mr Ungar believed the key difference with his sales success is the relationships he has with his buyers. 

“These are boutique buildings that are typically targeted towards buyers who want to move out of their larger homes and have a change in lifestyle,” Mr Ungar said.

“We are also seeing a lot of the buyers starting to move over from the north shore to be closer to their children and grandchildren. 

The Carlisle

Mr Ungar also has two new developments coming to the market in Rose Bay in the next few months, each boasting fantastic design, street appeal and incorporating large internal and external space.

“A selection of the apartments will have unique attributes that include small plunge pools and some will have private single whole level floor plans which based on feedback seem to be in strong demand,” he said.
