Raine & Horne Bungendore/ Braidwood will focus on meeting demand for rural properties and helping buyers priced out of the Southern Highlands market.

Raine & Horne’s business in the Southern Highlands, led by Matthew Anstee, has scored a major coup with an expansion into the equally popular Southern Tablelands.
The entrepreneurial Mr Anstee who has launched three offices in Bowral, Mittagong and Moss Vale has joined forces with Southern Tableland’s local Suzanne Carter to launch a satellite office, Raine & Horne Bungendore/ Braidwood.
“By expanding into the Southern Tablelands, we can offer our clients more rural property variety and different price points,” said Mr Anstee, who in October 2021, sold off-market the highly prized 109-hectare property Sutherland Park at Burradoo, for $48 million.
“It’s well-documented that demand for rural property in the Southern Highlands has absolutely exploded since COVID and subsequently people are paying $30,000 – $50,000 an acre in this region.
“In contrast it’s more like $12,000 – $20,000 an acre for rural properties around Braidwood and Bungendore and the Southern Tablelands.
“Around Braidwood, you can buy a farm for $1.5 – $2 million whereas in the Southern Highlands, they start from $4 -$5 million. This is a great opportunity for people from Sydney who want to keep their principal place of residence in the city but like the opportunity to escape to a hobby farm for weekends and other breaks.
“Better still if you’re in the Southern Tablelands its just 2 hours back to Sydney which isn’t significantly longer than those with farms in the Southern Highlands, while it’s just 1 hour from Braidwood to Canberra.”
Ms Carter agrees that the Southern Tablelands presents excellent rural opportunities for Sydney and Canberra buyers. “We are also on the route between Canberra to the Coast and towns such as Braidwood and Bungendore are popular with people from the ACT who want to work in the capital but live in a more rural environment.”

After a stint in real estate in Sydney, Ms Carter returned to regional NSW with her family to live on a 100-acre farm located equidistant between Bungendore and Braidwood.
Passionate about the local area, and a mother of three, Ms Carter cannot imagine living anywhere else and is passionate about helping others live their dream lifestyle.
“I am proudly a local with my farm halfway between Braidwood and Bungendore, I shop locally, and my children go to school locally,” she said.
“I have owned property in the Bungendore area for a very long time and this connection is very important for any agent working in this region.”
