Ryan Serhant is no stranger to selling high-end luxury property, and his latest listing could become the most expensive property ever sold in the US.
The US$250 million penthouse at Central Park Tower is officially the tallest residential property in the world, soaring 431m above street level, and boasts unobstructed views across sprawling New York City.
Should the penthouse achieve its asking price, it would top the previous record, when hedge-fund billionaire Ken Griffin paid US$238 million for a condo across the street at 220 Central Park South, according to Mansion Global.
The Central Park Tower penthouse is made up of three levels — from the 129th through to the 131st floors and includes a 1625sq m of interior living space, with 23 rooms, seven bedrooms and 9.5 bathrooms.
There’s also a 133sq m outdoor terrace looking over the impressive views of New York City, Central Park, the Midtown and Downtown skylines and the collection of waterways across Manhattan.
Mr Serhant, of Million Dollar Listing New York fame, said the penthouse was one-of-a-kind.
“Standing over 430m above Manhattan, the penthouse is the pinnacle of residential real estate,” Mr Serhant said on his Instagram account.
“The highest residential home on the planet.
“The highest ballroom on Earth. With the highest residential terrace in the world. And the most expensive listing in the country.
“It’s unlike any home I’ve ever seen – honestly.”
Situated on Billionaires Row, each level makes up a unique part of the penthouse and is connected with a private elevator and separate entry points.
The lower level includes a sprawling north-south gallery with a spiral staircase, a grand salon, a dining room, an observatory, a library, a media room, a serving kitchen with a breakfast/family room, and a pair of guest/staff bedrooms.
The second level boasts five bedroom suites, including the park-facing primary suite that comes with its own sitting room, a pair of dressing rooms and ensuite bathrooms, as well as a bonus room for gaming/recreation.
Each of the remaining bedrooms features expansive closets and ensuite bathrooms.
The top level was designed for hosting grand gatherings and events, and features a park-facing private ballroom with direct access to the exclusive terrace.
There are also two powder rooms, a coat room, a professional-grade catering kitchen with separate service entry, a private study, and room for a gym.
Developer Gary Barnett is the man behind Central Park Tower, which features 179 units.
Construction started back in 2014 and finished earlier this year, with Mr Barnett waiting for building to finish before marketing the penthouse, according to Mansion Global.
